Where to find your numbers
- Dwelling coverage (Coverage A) and your wind/hail deductible are both on your policy's declarations page. A percentage deductible is usually shown as a percent next to a dollar figure.
- Whether your roof is covered at replacement cost or actual cash value is also on the declarations page or a roof endorsement. See ACV vs. replacement cost.
- The estimate comes from a written roofing estimate or the adjuster's estimate if you already have one.
Questions
How is a percentage hail deductible calculated?
Multiply the percentage by your dwelling coverage (Coverage A), not by the claim amount. A 2% deductible on $350,000 of dwelling coverage is $7,000, so the first $7,000 of covered damage is yours to pay.
Does my Texas policy have a separate wind and hail deductible?
Many Texas homeowners policies apply a separate, often percentage-based, deductible for wind and hail instead of your standard flat deductible. Your declarations page is the only reliable place to confirm yours.
Why is my first insurance check lower than the estimate even after the deductible?
Many replacement-cost policies pay the actual cash value first and hold back 'recoverable depreciation' until repairs are finished. If your roof is covered at actual cash value, the depreciation isn't paid at all.
Can a roofer cover my deductible for me?
No. Texas law bars contractors from waiving, rebating, or absorbing a homeowner's insurance deductible. Treat any offer to 'take care of your deductible' as a red flag.
